109 – How To Consistently Generate Leads for Your Real Estate Business with Ty Leon-Guerrero

Ty is a Broker and wholesaler in the Bay Area who’s been in the business for over 2 decades. In this episode, Ty will share his tips on how consistency is the key to becoming a successful investor, even in a shifting market.

Starting Real Estate Investing

Ty is hungry to learn. He read a book by Rober Allen, Nothing Down For The ’90s. The book was talking about how you could go out and create financing and deals and he was very intrigued. As a young person, he was always a pretty good saver. He was able to save up enough to have a down payment to buy his first property. He bought his first rental property in 1993. And then he started looking around had some friends that advised him to meet Malcolm. So at the age of 21, he took that path and haven’t looked back since.

Present Time

Ty has a company called Team1Realty. He’s always been working as an investor as well as being a broker. In 2019, Ty’s business is probably like 70% investment-oriented, wholesaling, flips, doing partnerships, joint ventures, and buy and hold properties. The 30% being a brokerage, doing listings, and working for other people versus a principal in a transaction.

To Get Good At Wholesaling

To get good at wholesaling for Ty is all about the sales skills. You got to constantly be learning even if you can’t afford to spend money to go to classes, just be a thirsty hungry learner. Everything’s now on YouTube so even if you don’t have any money, get on YouTube. Get together with other people and reach out to them. And importantly, TAKE ACTION.

Biggest Lead Generator For Ty

Ty has a small team typically run about 5 to 8 people. 4 people in his team are salespeople who are making outbound calls. He is also using mails, postcards, and letters but the cost for phones is much lower. So it’s all phones for Ty that generates his biggest leads.

Motivation In Calling

The motivation to call is permeated into Ty. The other thing is his family. It’s about the quality of the experiences of doing fun things with your family, and with the people you love. It’s kind of like a push-pull motivation. If you push yourself, push yourself, you’re gonna get worn out someday.

Evaluating Deals

Ty has somebody on his team that runs the MLS. He is also using Redfin and Zillow. Check and evaluate all comps and tax records.
