5 Things Successful Real Estate Investors Do

If you want to be a successful real estate investor, you don’t need to reinvent the wheel. You just need to find out what other people are doing and mimic the key steps that they’re taking.

After interviewing over 100 successful real estate investors and professionals on my podcast, here are the top 5 things that successful real estate investors do:

1) Consistent Lead Generation:

Successful real estate investors are consistently putting out marketing materials or cold calling homeowners to see if they’re interested in selling their home. Some people spend upwards of $30,000 a month in direct mail pieces! Others have a whole cold-calling operation in the Philippines that dial over 1000 phone numbers a day!

At the end of the day, it’s all about consistency. You need to do what you can to put your name out there to find the needle in the haystack. But as we’ve all seen from our local meetups and from the podcast, once you have a system down, you’ll start raking in the profits.

2) Outsource and Hire Great Team Members:

Another thing that successful real estate investors do is hire great team members. A lot of newer investors want to do this alone and often find themselves overwhelmed at the amount of prospecting and driving around that they need to do.

Successful real estate investors value their time and hire out acquisitions managers to handle the incoming barrage of angry calls and tire kickers. By hiring out the routine tasks, they can focus on the big-ticket items like closing deals and raising funds from private money investors.

3) Networking:

Successful real estate investors have a big network! They may not always show up to your local real estate meetups, but they know people who can get the job done.

They often have connections to multiple lenders, private investors, brokers, and contractors. By having such a large connection, they have the confidence to purchase a property and know that it’ll be funded and rehabbed by trusted parties.

If they have a large cash buyer’s list, they can confidently tie up properties under contract to wholesale to their network.

4) Follow Up

Successful real estate investors are excellent at following up. They have systems in place to follow up with prospective home sellers and brokers on a regular basis.

5) Create Systems

It helps them market on a consistent basis and helps them find team members who can fit their business needs. It also helps them determine if a property is a good deal or a smelly turd.

Without the ability to create good systems, you’re stuck at being an amateur. Learn how to create great systems, and you’ll be able to create an amazing business as a successful real estate investor.
