142 – 2020 Bay Area Real Estate Design Trends with Thora Tam

Thora is an interior designer and stager with 365 Staging in San Jose.  In this episode, Thora will give us the inside scoop on the design trends for 2020 and how we should remodel our flips. If you’re like me and have no eye for design then you need to listen to this episode!

Color Trends

A lot of homes now have gray surfaces like the floor, ceiling, and countertops, and use cool colors with touches of blue. A coming trend is the use of warmer colors like beige. Thora suggests trying warmer colors influenced by red and yellow. Those can be applied to the surfaces of your home. The flooring can have a warmer color too with a little bit of gray wash.

Swiss coffee is Thora’s favorite choice for trims, moldings, interior doors, and ceilings. She likes to keep things light, bright, and airy, especially for staging homes.

Another upcoming trend is dark and moody colors for those buying their dream home. This is described as having dark wall colors, floors, and wood all highlighted with metallic accents.

Accents can come in cool colors for those applying the warmer colors trend. It’ll still appeal to them.

When selecting wall paint colors that work with anything, Thora suggests Kelly-Moore’s Malibu Beige and Snip of Tannin. Malibu Beige is a beige-gray taupe color while Snip of Tannin is a light beige color.

Accent Walls

For Thora, accent walls give a personalized touch usually done in a custom interior design. When designing to appeal to everyone, it is best to stay away from accent walls as some people might not like the color.

Having one color run from room to room makes the property appear bigger and have a harmonious design.

Adding art pieces and pillows can give the touch of color needed.

Bathrooms

Doing an eggshell gloss finish on bathroom walls is practical, appealing, and family-friendly. Thora thinks a flat finish is also fabulous, and it lets you save some money.

Wall Textures

A slight texture is expected by most people. But, those in the East Coast and Midwest like using wallpaper, so they prefer a flat wall.

Exterior Paint Colors

To have a harmony of feeling, it’s best to create a relationship between the interior finishes with the outside color. If you’re going to have cool colors, make sure to have that extend to the exterior of the house. It creates an emotion when everything goes together.

Kitchen

White kitchen cabinets never go out of style. Seashell countertops are popular now. Rounded countertops are practical for families so that kids don’t get injured.

Another trend is applying anything to do with nature or things that evoke the feeling of nature around them. This includes rustic wood, natural materials like jute, and the color green.

Vases, an art piece showing a giant leaf, and baskets that are green are some options to present the green color. Another way is to have green pillows on a sofa.

Styles in High-end and Low-end Homes

Places with high-end designs have been doing backsplashes using mixed media. It gives a luxurious look to expensive homes.

Lower-priced homes are incorporating nicer hardware in kitchen cabinets.

More graphic designs with backsplashes can be a cool trend. But for staging, a neutral color is better with just something structural included.

Thora suggests using the herringbone pattern in lower-priced homes.

Best Style For Silicon Valley

Thora believes the farmhouse look is on its way out. People in California prefer the transitional style which is not too contemporary or traditional. It also works with all age groups.

Lighting

For a gray environment, don’t do anything too warm. Otherwise, you’ll have a yellow-gold cast to the light, which doesn’t look good.

A white bulb goes better with warm wood, terracotta, and red and gold colors.

Front Door

Black and white is another trend coming in and it offers a graphic look for the exterior of a home. If you have a contemporary look in your exterior, this would work well.

A colorful front door that stands out is more welcoming. Red and black doors are the most popular colors.

Staging Homes

Thora shares that they like to stick to the transitional style, and they already have wholesale sources that supply their furniture. They also have a new offering called The Look, which gives a contemporary, luxe staging.

They also do the mid-century modern look since there are Eicher homes in their area.

Process of Staging

Everything starts with a call to 365 Staging. They’ll meet with the agent and do a walkthrough of the home. They want to know the client’s expectations. They usually make all homes as family-friendly as possible.

Thora shares that they’ll take a lot of photographs, which her team will look at before coming up with their design. Having a big team allows them to install everything in one day.

Making everything convenient and easy are some of the perks of working with them. They can turn out photographs of the staged home within 24 hours, a video within 48 hours, and flyers within 72 hours.

To make it more convenient, clients are provided one point of contact, their Director of Operations.

Costs

365 Staging has affordable, furniture packages that are priced according to the square footage of the home.

The starting package is $17.99 a month with free promotion for 2 weeks. It includes photographs, videos, and social media marketing. The price can go up depending on the size of the home.

365 Staging accommodates houses of all sizes. They have staged houses from 600 sq ft to 8,000 sq ft.

The furniture they use is all for sale if clients are interested.

Thora says she’s also working on offering pre-packaged instant homes with all the furnishings. You can buy one package and have your entire house done in one day with everything brand new. For those who already purchased their staging package, they’ll just charge for the furniture.

Things Home Sellers Should Not Do

When staging a home, it’s best not to be living in the home.

Don’t retain the old furniture even if it’s beautiful and high quality. It won’t appeal to potential buyers.

A customized design may not help sell a house as it will be according to the seller’s taste and style.

Don’t leave personal photographs in the home. It sets the wrong mindset from the beginning as they make buyers feel it’s someone else’s home.

Always listen to your realtor and stager. Don’t take things too personally. They’re helping you to get the highest price and sell the home the fastest way possible.
